COMMERCIAL SERVICES

By “Commercial” we mean factories, shops, warehouses, offices and shops with flats above, in fact almost all kinds of non residential buildings.

Schedule of Conditions
These surveys are commonly carried out on leasehold commercial buildings. They give a prospective tenant a view of the condition of the building before they take on tenancy. The survey is orientated to the repairing covenants in the lease. If the lease already exists it is likely that new tenant will inherit the repairing liabilities of the previous tenant. Those liabilities may not simple be to keep the building in the condition it was at the start of lease, but to put in good condition. By having a fuller knowledge the incoming tenants can negotiate the cost of those repairs with the outgoing tenant. If the lease is new, then the cost of the repairs can be negotiated with the landlord or alternatively a schedule of the buildings’ current condition can be incorporated in the lease as a means of limiting the tenants repairing liability.

Commercial Surveys
These are basically similar to a schedule of condition but as they are carried out upon freehold commercial premises. The purpose is give a prospective purchaser a view of the properties condition prior to purchase.

Dilapidation Reports/Claims
These reports are carried out on behalf of landlords upon their tenanted premises and are totally related to the repairing covenants in the lease. They point out any areas of disrepair or lack of decoration by the tenant. A schedule of these items with instructions on what to do to correct them is prepared for service by the landlord upon the tenant.

Investigations Prior To Alteration
An investigation prior to alteration will sometimes be required when alteration work are to be undertaken in a building. Subject to the necessary authority, if may involve opening up the building, measuring, calculations to check the adequacy of structural or service elements and detailed tests. The investigation will be more detailed than a Building Survey and is likely to involve the services of a number of outside specialists.

Reinstatement Cost for Insurance Purposes
A reinstatement cost assessment for insurance purposes will advise upon the anticipated costs of reconstructing a building in the event of damage by an insured risk such as fire, flood or subsidence and will not have direct relationship to the market value of the property. Usually a reinstatement assessment will be made by the reference to figures published by The Royal Institution of Chartered Surveyors.

The CDM Regulations 1994/Planning Supervision Services
Many construction projects fall within the scope of the CDM Regulations. The regulations define and impose specific obligations and responsibility for managing health and safety on various parties to a constructions project, including the Planning Supervisor. We can advise on the implications of the CDM Regulation, both on clients and contractors and also undertake the role of Planning Supervisor. We can prepare pre-tender health and safety plans and comply health and safety files in accordance with regulations.

Cavity Wall Tie Inspection
If the property was built before 1983 it will be suffering to some degree from cavity wall tie corrosion. We offer a dedicated wall tie inspection service utilizing the latest portable fibre lit Endescope. This enables us to thoroughly inspect the wall ties serving any property and to comment upon any defect encountered. To enable this excise to be undertaken 18mm diameter holes are drilled into the motor joints serving the outer face of the external walls and the endescope enables a 360-degree inspection of the cavities. Any holes that are drilled are made good afterwards with cement mortar and our specialist report is normally submitted within seven working days. We offer a very competitive fees for this exercise but this obviously depends on the size of the property, the age of the dwelling and the location to be inspected. Measured Survey
A measured survey (something referred to as a dimensional survey) will involve taking measurements of the building and/of its site in order to produced accurate drawing to scale. Such a survey may include taking levels. The purpose for which the drawing will be required, their scale, detail and acceptable tolerances will be arranged before hand.

Inspection of Buildings under Construction
An inspection of building under construction may be required for variable purpose including statutory requirements, which will be dictate the frequency and scope of inspection and reporting format, and these will be agreed with you before hand.
