Each year we under take a large number of valuations for commercial and private clients. Valuations are available for most purposes and may be needed for sale, purchase, mortgage, capital gains, or inheritance tax, divorce settlement and a host of other purposes.
A homebuyer survey is a report and valuation produced in a standard format laid out by the Royal Institution of Chartered Surveyors. It focuses on essentials, defects and problems that are urgent or significant and thus have an effect on the value of property – although it also includes much other valuable information. It is suitable for those houses, flats or bungalows that are of conventional type and construction and are apparently in a reasonable condition. In general houses built before about 1880 are not suitable for a homebuyer survey and a building survey should be used instead. We provide our client with two copies of report.
(Formally known as full structural survey) These reports are suitable for all types of residential properties but are more usually carried out on older, unusual or dilapidated houses. Typically we prepare them upon houses built before about 1880, thatched cottages, stone or timber framed houses and large and rambling buildings, often old farmhouses. The building survey is much more detailed than the homebuyer survey, will provide a much fuller assessment of the construction, will give more information about how to correct defects and will give approximate costing for such. The services, (electricity, central heating, drainage etc.) are visually inspected, but not tested. The report is provided in our own format and two copies are supplied to the client.
A structural appraisal is an abstract of the structural elements of the full building survey and only comments upon the structural elements of the building as follows:- Foundations, Drainage, External walls, Roof, Internal Floor, Wall and Ceiling Structures. The limitations appertaining to a full building survey are applicable to this type of report but a structural appraisal costs significantly less than a full building inspection.
A structural engineers report will be carried out where concern exists over the specific part of, or defect in, a property. Examples of this specialist survey is the detailed study of movement, cracking, bulging, timber decay or the testing of building services. Typical during a valuation survey executed by your mortgage company are requirements for an inspection due to a defect or problem. Accordingly, we would draw up a single defect structural report on the property outlining the structural failure commented upon in the valuers report and would discuss the reason as to why it has arisen and will endeavor to issue conformation that the defect noted is none problematical. Alternatively, if we are unable to confirm the stability of the elements in question then we will issue our report, a specification for remedial works along with various recommendations and costings. This report is suitable for building society, bank and other lending institutions requirements.
